Rental FAQ

1. What is the shortest lease period?

A: The minimum lease period is 1 year. Special circumstances can be negotiated with the leasing department. After signing the contract, it must be strictly adhered to. Early termination may involve penalties. Renewal can be applied for 30 days in advance.


2. What expenses are included in the rent?

A: The rent only covers the cost of using the property, not the property management fee, water and electricity fees, gas fees, etc. The management fee is charged according to the standards set by the property management department. Water, electricity, and gas fees are settled based on actual usage. Payment methods are specified in the contract.


3. Can the house be renovated?

A: Renovation is not allowed without written consent. If renovation is required, the plan must be submitted to the property management department for approval before construction can begin. Renovation must not damage the main structure of the house. Upon lease expiration, the decor cannot be arbitrarily removed.


4. Can I sublet the house?

A: Private subletting is prohibited. If subletting is required due to special circumstances, a written application must be submitted to the Sales and Leasing Department in advance. After review and approval, the sublessor must sign a new lease contract with the company.


5. How to report a malfunction in the house?

A:  If you find a malfunction, you can directly contact the customer service of the property management department or submit a repair request through the official APP or mini-program. The engineering maintenance team of the property management department will respond within 24 hours, with priority given to emergency issues.


6. When will the rental deposit be refunded?

A: After the contract expires and the tenant has no breaches, all fees are settled, and the property is accepted, the property management department will refund the deposit within 15 working days via the original payment method.


7. How is parking charge in the community?

A:The community has dedicated parking spaces. Charges are calculated by the hour or month. For details, please consult the property management department. Tenants can apply for fixed parking spaces and need to complete relevant procedures in advance.


8. Are pets allowed?

A: Pets are allowed but must comply with the community’s pet management regulations. Pet registration and regular vaccinations are required. When walking pets, you must use a leash and clean up after them to avoid disturbing other residents.


9. What procedures are required for check-in?

A: After signing the lease contract, you need to bring your ID card, contract, and other materials to the property management department to complete check-in registration, pay the deposit and first month’s rent, receive access cards, and complete the handover and acceptance of the property.


10. How are lease invoice issued?

A: After paying the rent, tenants can apply to the Sales and Leasing Department for an invoice by providing the necessary information. The company will issue a VAT invoice within 5 working days, which can be mailed or picked up.
